**Design Philosophy**: Each pod is a self-contained living unit — small but complete, like a high-end RV or tiny home. Residents have privacy and autonomy while sharing common amenities.

### Type A: Solo Pod

- 1-3 outlets (type-dependent)
- Ethernet port (Cat6)

### HVAC
- Mini-split head OR central air vent
- Individual thermostat control
- Return air vent

### Sound
- Insulated walls (STC 50+)
- Door sweep and weatherstripping
- Acoustic sealant at outlets

### Finishes
- Paint: Low-VOC, light neutral colors
- Trim: Baseboards, window/door casings
- Flooring: Laminate or LVP (durable, easy to clean)

## Pod Assignment Policy

Each hex should maintain a mix:
- 40% solo pods (20)
- 16% double pods (8)
- 8% family pods (4)
- 8% care pods (4)
- 4% flex pods (2)

**Total**: 38 pods, capacity ~50 residents

Assignment based on:
- Household size
- Age/mobility needs
- Waitlist position
- Community balance

Residents may request pod swaps as household composition changes.

## Customization

Residents may customize interior (with approval):
- Paint colors
- Furniture (must fit in allotted space)
- Shelving (wall-mounted, no structural changes)
- Curtains/blinds
- Personal electronics

Structural changes require:
- Approval from building manager
- Licensed contractor
- Restoration upon move-out (if required)
